SAIF Zone — Sharjah Airport International Free Zone — is one of the oldest free zones in the UAE and still one of the best value propositions for anything involving physical goods. It sits on the runway at Sharjah International Airport, which is the entire argument: air freight, warehousing and light industrial space at costs Dubai cannot approach.
Why businesses choose SAIF Zone
- On-airport location — cargo moves from aircraft to warehouse without a road journey, which matters for perishables, high-value goods and anything time-critical
- Warehousing and light industrial units at a fraction of Dubai free zone rates
- Established since 1995, with thousands of companies and a track record banks recognise
- Broad activity list covering trading, industrial, service and logistics
- Strong logistics ecosystem — freight forwarders, customs brokers and 3PL operators already on site
- Roughly 20 minutes from Dubai, which is materially closer than Ras Al Khaimah or Fujairah
Who SAIF Zone suits
Import and re-export traders, logistics and freight businesses, light manufacturers and assemblers, e-commerce operations needing fulfilment space, and any business whose cost base is dominated by warehousing rather than office rent.
The honest test is whether you touch physical goods. If you do, SAIF Zone is one of the strongest value cases in the UAE and deserves a serious look. If you are a consultant who needs a desk and a licence, you are paying for infrastructure you will never use — SHAMS or SPC will serve you better and cost less.
SAIF Zone licence cost
- Licence and registration — mid-range, higher than the ultra-low-cost zones and well below premium Dubai zones
- Facilities — from executive desks and offices through to warehouses and land plots. This is the real cost driver and the reason to be here
- Establishment card — roughly AED 1,200 to 2,000
- Each residence visa — roughly AED 3,500 to 5,500 including medical and Emirates ID, with allocation tied to your facility size
Visa allocation deserves attention here more than in a flexi-desk zone, because it scales with the space you take. If you plan to hire, model the headcount before you choose the unit rather than discovering the ceiling afterwards. Our guide to real UAE setup costs covers the line items quotes tend to omit.
Customs, import and the mainland question
Goods entering SAIF Zone are in a customs-suspended position — no duty is payable while they remain in the zone. Duty becomes payable when goods enter the UAE mainland, currently 5% on most categories. Re-export outside the UAE avoids it entirely, which is what makes the zone work for regional distribution.
Two things catch traders out. First, selling into the UAE mainland from a free zone requires a mainland distributor, agent or branch — you cannot simply invoice a Dubai customer directly. Second, mainland-sourced income is not qualifying income for the 0% corporate tax rate. Our guide to mainland versus free zone works this through, and FTA Decision 6 of 2026 covers the distribution rules specifically.
Designated zone status and VAT
SAIF Zone is a designated zone for VAT purposes, which changes the treatment of goods moving in and out — not services. This is one of the most misapplied rules in UAE VAT, and getting it wrong in either direction is expensive. Our guide to the compliance calendar covers filing dates, and our VAT team will map your specific goods flows before you set the treatment in your accounting system.
Corporate tax and audit
A SAIF Zone company can claim the 0% corporate tax rate on qualifying income only where it satisfies every condition for Qualifying Free Zone Person status — adequate substance, qualifying income, transfer pricing compliance, and audited financial statements.
Trading and warehousing businesses usually evidence substance more easily than desk-based companies, because staff, premises and inventory are visibly in the UAE. What tends to be weaker is inventory accounting: stock counts, valuation policy and cut-off are the areas where warehouse businesses most often fail an audit. If you hold stock, fix the count discipline before year end rather than arguing about it afterwards. See free zone audit requirements for what the zone expects at renewal.
Formation process
- Activity selection matched to what you will actually invoice for, with the tax and VAT position tested first

- Licence issuance and establishment card
- Visa guidance and customs code registration if you are importing
- Bank account file preparation and introduction
Documents required
- Passport copies for shareholders and manager, valid six months or more
- Passport photographs on a white background
- UAE visa page and Emirates ID where applicable
- Proof of address and a brief business plan for industrial activities
- No Objection Certificate where you hold a UAE employment visa
- Attested corporate documents and a board resolution for corporate shareholders
Frequently asked questions
Which freezone is best for warehousing?
SAIF Zone if you need air freight or proximity to Dubai; RAKEZ if bulk storage cost matters more than distance. Both beat Dubai freezone warehouse rates substantially.
What is SAIF Zone?
Sharjah Airport International Free Zone, a free zone located at Sharjah International Airport, established in 1995 and focused on trading, logistics, light industrial and service businesses.
Is SAIF Zone cheaper than Dubai free zones?
On facilities, substantially — warehousing and industrial space is a fraction of Dubai rates. On the licence alone the gap is narrower. If you need space, the saving is the whole argument; if you need a desk, it is modest.
How far is SAIF Zone from Dubai?
Roughly 20 to 30 minutes depending on traffic, which makes it one of the more practical non-Dubai zones for a business whose customers or team are in Dubai.
Is SAIF Zone a designated zone for VAT?
Yes, which affects the VAT treatment of goods rather than services. The rules are easy to misapply, so map your specific flows before setting the treatment.
Does a SAIF Zone company need an audit?
If you are claiming Qualifying Free Zone Person status, audited financial statements are a condition. The zone may also require them at renewal. We audit SAIF Zone entities, and we hold a genuine Sharjah presence — see our Sharjah page.
Can a SAIF Zone company sell in the UAE mainland?
Not directly. You need a mainland distributor, agent or branch, and customs duty becomes payable when goods enter the mainland. That income is also outside qualifying income for the 0% rate.
How many visas can I get with a SAIF Zone licence?
Allocation is tied to the facility you lease rather than to the licence alone, so a warehouse supports considerably more than an executive desk. Model your headcount before choosing the unit.
Is SAIF Zone better than RAKEZ for warehousing?
RAKEZ is usually cheaper per square metre; SAIF Zone is closer to Dubai and sits on an airport. For air freight, SAIF Zone. For bulk storage where distance matters less, RAKEZ often wins on cost.
