The Golden Visa gives ten years of UAE residence without a local sponsor. Owning a company does not by itself qualify you — the routes run through investment, property, specialised talent or exceptional skill, and each needs evidence your accountant usually has to produce.
The routes that involve a business
- Investors and entrepreneurs — based on the value of the investment or the nature of the venture, typically supported by audited financial statements and a valuation
- Property investors — based on property value, evidenced by title deeds
- Specialised talent — doctors, scientists, engineers, executives and creatives, evidenced by qualifications, salary level and role
- Outstanding students and graduates
Simply holding a trade licence is not a qualifying route. Thresholds and criteria are set by the immigration authorities and are periodically revised, so verify current requirements before building a plan around them.
Why this becomes an accounting exercise
The investor routes generally require evidence of value — and evidence of value comes from your accounts.
Applications stall on documentation far more often than on eligibility. A business that genuinely meets the criteria but cannot produce audited statements to prove it is not in a position to apply.
Typically you will need audited financial statements, sometimes a formal valuation, plus a clean compliance record — licence in good standing, corporate tax registered and filed, and no outstanding penalties.
If your bookkeeping is behind, that is the first task, not the visa application.
What it actually gives you
- Ten-year renewable residence without a national sponsor
- Ability to sponsor family members, and domestic staff
- Ability to stay outside the UAE for extended periods without the visa lapsing — unlike standard residence visas
- Residence that does not depend on continued employment or a specific licence
That third point is the one that matters most to internationally mobile founders, because a standard UAE residence visa can lapse after a continuous absence.
It is residence, not tax residence
A Golden Visa gives you the right to live here. It does not automatically make you UAE tax resident, and it does not by itself release you from tax obligations in another country.
Tax residence turns on where you actually are and where your affairs are centred. If you are relying on UAE tax residence — for a Tax Residency Certificate, or to access treaty benefits — you will need to meet the residence tests and hold the evidence, which is a separate exercise from the visa itself.
What is the UAE Golden Visa?
The UAE Golden Visa is a long-term residence permit, issued for five or ten years and renewable, that lets you live in the UAE without a national sponsor or an employer tying you to a job. It was introduced in 2019 and has been widened several times since. The practical difference from a standard residence visa is that nobody else holds it on your behalf — you are not dependent on a company, and the visa does not collapse if you leave that company.
It is granted by category rather than by application fee. You either evidence that you fall into one of the eligible groups, or you do not. There is no discretionary route, and no amount of paperwork substitutes for meeting the criteria.
The main eligibility categories
- Property investors — typically from AED 2 million in UAE property, evidenced by title deed and a valuation from the relevant land department
- Public investors — an investment or deposit in an accredited UAE investment fund, supported by a letter from the fund and tax and financial documentation
- Entrepreneurs — an economic project of a technical or future-focused nature, supported by a certificate from an auditor accredited in the UAE confirming project value, plus approval from an accredited incubator or the relevant authority
- Skilled professionals — a valid employment contract, a role classified at the first or second occupational level, a bachelor’s degree or above, and a monthly salary at or above the published threshold
- Specialised talent — doctors, scientists, inventors, executives, and creatives in culture and art, endorsed by the relevant ministry or authority
- Outstanding students and graduates — based on academic results from accredited universities
Thresholds and category definitions are set by the Federal Authority for Identity, Citizenship, Customs and Port Security and by each emirate, and they have been revised more than once. Treat any figure you read anywhere — including this page — as a starting point to verify, not as the current rule.
How long does the UAE Golden Visa last?
Ten years for most investor, entrepreneur and specialised talent categories, five years for certain others including some property and student routes, and renewable on the same terms provided you still meet the criteria. Renewal is not automatic in the sense of being unconditional — if you sold the qualifying asset or left the qualifying role, the basis for the visa has gone.
How much does it cost?
Government fees for issuance, medical testing and Emirates ID are modest relative to the investment thresholds themselves, and are set by the authorities rather than by advisers. What people underestimate is the preparation cost on the evidence side: audited financial statements, a defensible business valuation, and bringing bookkeeping up to date where it has drifted. We will not publish a fee here, because a fair quote depends entirely on how complete your records already are.
What documents does a business-route application need?
For the entrepreneur and investor routes, the file is essentially a financial evidence pack:
- Audited financial statements for the company, signed by an auditor accredited in the UAE — free zone applicants will usually need an auditor on their zone’s approved auditor list
- A valuation or project-value certificate where the route requires one
- Valid trade licence and memorandum of association, with the shareholding shown clearly
- Corporate tax registration confirmation, and evidence that returns are filed — see our corporate tax deadline guide
- Bank statements, passport, Emirates ID and existing visa page
- An up-to-date UBO register with the licensing authority — covered in our UBO filing guide
The pattern we see is consistent: the application does not fail on eligibility, it stalls because the audit is two years behind. If that describes you, our backlog recovery process is the first step, not the visa form.
How long does approval take?
Where the documentation is complete and the audit is already signed, applicants commonly see a decision within a few weeks. Where accounts have to be prepared and audited first, the realistic path is measured in months, because the audit sets the pace. Building the evidence before you apply is what shortens the timeline — not chasing the file afterwards.
Can a Golden Visa be cancelled?
Yes. It can be revoked if the qualifying basis ends — the property is sold, the investment is withdrawn, the qualifying employment ends — or on grounds of public security or misrepresentation in the application. Providing statements that an auditor cannot stand behind is a poor trade for a ten-year residence permit, which is why we will not sign an opinion we cannot support.
Do I still need to set up a company?
Only if you are using the entrepreneur or investor route, in which case the licence and its accounts are the evidence. If you are applying as specialised talent or a skilled professional, no company is required. If you are choosing a structure with the visa in mind, our company formation team can compare jurisdictions, and our guide to mainland versus free zone covers the trade-offs that actually matter to an application.
Frequently asked questions
Not on its own. Company ownership supports an investor or entrepreneur application, but you must meet the criteria for a defined route.
For investor and entrepreneur routes, usually yes. Audited financial statements are the standard evidence of value.
No. Residence and tax residence are different tests. Tax residence depends on physical presence and where your affairs are centred.
Yes - spouse, children and in defined circumstances parents and domestic staff.
Unlike standard residence visas, the Golden Visa is not invalidated by extended absence, which is one of its main practical advantages.
No. Criteria and thresholds are revised periodically, so confirm current requirements before planning around a specific figure.
Where to start
Establish which route you would actually apply under, then work backwards to the evidence it needs. For most business owners that means getting accounts audited and the compliance record clean before anything else.
